Appearance
The sale analysis "rural" panel
This panel is used to provide further details about rural analyses. To engage this functionality, you need to tick the Use the rural analysis for report generation box at the top of this panel. You have the following sections in this panel:
- Location information
- Main improvement
- Improvement details
- Added value of water storage
- Added value of WALs / water licences
- Land classification
- Rural improvements
- Analysed land classification
- Carrying capacity
Location information
This section has the following input fields:
- Aerial photo (the source of any aerial photos attached to the analysis)
- Locn main town
- Main town
- Rainfall
- Elevation
- Aspect
- Topography & soil / timber type / natural water (plain text commentary)
- Irrigation / licence details (plain text commentary)
- Fencing / water / pasture / contouring (plain text commentary)
There are then four fields for description and value for items to be subtracted from the price.
- Adjustment in purchase price (for Terms, Tenure etc.)
- Added value for development application
- Added value of inclusions for plant, machinery and chattels
- Added value of inclusions for stock
Main improvement and Improvement details
The main improvement table is moved to this panel when you tick the Use the rural analysis for report generation box at the top of this panel. See Analysis update for more information.
Added value of water storage
This is a Description / Qty / UOM / Rate / Value table. The value from this table is added to the WALs, Water Storage (if applicable from above) item in the Added value of water improvements table in the Rural improvements table below.
Added value of WALs / water licences
This is a Description / Qty / UOM / Rate / Value table. The value from this table is added to the WALs, Water Storage (if applicable from above) item in the Added value of water improvements table in the Rural improvements table below.
Land classification
This is an Attribute / Description / Qty / UOM / Rate / Value table. You must classify all land in the property, and the total value must add to within $2,000 of the target value.
Rural improvements
This section consists of five Description / Qty / UOM / Rate / Value tables:
- Added value of fencing
- Added value of water improvements
- Added value of pasture improvements
- Added value of irrigation layout and contouring
- Added value of plantation / orchard / crops
Analysed land classification
The Analysed land classification table is similar to the Land classification table, but it scales the values in the table to work with the analysed land value instead of the purchase price less the cost of buildings.
Carrying capacity
This section has input fields for:
- the number of units (e.g., head)
- the unit of measurement (such as cows or sheep)
